Subpage Location:
Stavian Khanh Hoa Industrial Park (Ninh Tho Industrial Park) is located within Sub-zone 17 (Bac Hon Heo Urban and Industrial Area) under the Adjusted Master Plan of Van Phong Economic Zone, Khanh Hoa Province, with a vision to 2040 and outlook to 2050.
The industrial park is situated in Bac Ninh Hoa Commune, Khanh Hoa Province, Vietnam. It is approximately 70 km north of Nha Trang City and occupies a strategic location with direct connectivity to key national transport corridors, including National Highway 1, the North–South railway, and expressways currently under development.
The northern boundary of the industrial park is adjacent to the planned Provincial Road 652B, while the southern boundary borders the internal industrial transport axis and Hon Heo Mountain. The site also benefits from convenient access to seaport systems, logistics yards, and high-quality port logistics services within the region.

Project Advantages
In accordance with the Adjusted Master Plan of Van Phong Economic Zone, Khanh Hoa Province, with a vision to 2040 and outlook to 2050, and the Subdivision Construction Plan (scale 1/2000) of Bac Hon Heo Urban and Industrial Area (Sub-zone 17), the industrial park is oriented to:
- Develop into a new-generation industrial park featuring high-tech, green, and environmentally friendly industries, integrated with commercial, service, port, and logistics development.
- Serve as a key growth driver, promoting economic restructuring toward a higher share of industrial activities, while creating industrial linkages with other industrial parks and effectively addressing the demand for high-skilled employment in the local area.
- In terms of location, the industrial park is situated in Bac Ninh Hoa Commune, Khanh Hoa Province, Vietnam. The planned project site is directly bounded by the planned Provincial Road 652B to the north and the industrial infrastructure transport corridor to the south.
Regional Connectivity Advantages
The industrial park benefits from a strategic location at an international trade crossroads, supported by a highly integrated regional transportation infrastructure network:
- Road Connectivity: The industrial park is located at a key gateway with convenient access to major national transport corridors, including National Highway 1 and the North–South railway. It also directly benefits from major infrastructure projects under development, such as the Eastern North–South Expressway and the Khanh Hoa – Buon Ma Thuot Expressway, which provides direct connectivity to the Central Highlands via National Highway 26.
- Maritime Connectivity: The industrial park is situated along Van Phong Bay, one of the easternmost locations on the Indochina Peninsula, near major intersections of key international maritime routes (Europe–Northeast Asia, Australia–Northeast Asia, and Southeast Asia–Northeast Asia). This strategic advantage enables direct and efficient connectivity to deep-water seaports, port facilities, and logistics hubs, offering strong potential for the development of inter-regional and international port logistics services.
Investment Incentives
- Corporate Income Tax (CIT):
Preferential tax rate (typically 10% for 15 years from the first year of revenue generation), with a 4-year tax exemption and a 50% reduction of payable tax for the subsequent 9 years, applicable to new investment projects eligible for incentives. - Import Duty: Exemption from import duties for goods forming fixed assets of the project (including machinery, equipment, and specialized means of transport, etc.).
